You know that there is a lot of learning you must do, whether you are a first-time investor or you have been in the business of real estate investing for years. You must know how to research your local market, analyze market trends, know how to find the best deals, and so much more. That list only extends if you become a landlord and decide to manage investment properties.
All of this is to say that the best way to shorten this learning curve is to work with other experienced real estate investors familiar with the field. Discover a few different ways to connect with other real estate investors below to help you find a mentor.
Join an Investment Club
Real estate investment clubs are simply groups of people who want to pool their resources and make a joint investment decision. There are many reasons to join a local real estate investment club that goes beyond networking, as they make investing more accessible to those who cannot afford to invest solo. However, you should not just join any investment club you find, as you might end up working with a group that is in it to get a membership fee out of you. You should join an investment group that is part of the National Real Estate Investor Association (REIA). Look through their online directory to find a group near you. Many of these clubs devote themselves to catering to different types of investors and investing activities, with some specifically focused on first-time investors.
Utilize Social Media
Social media was born from the human desire to connect with others worldwide, and the beauty is that you can connect with people anywhere in the world for free. Many social media sites, such as Facebook, LinkedIn, and even Twitter or Reddit, allow you and others to create groups based on similar interests. Utilizing social media is by far the easiest way to connect with other real estate investors in your area, but you do not have to limit yourself to local groups. Other investors outside your area may not be familiar with your local market, but that does not mean they do not have incredibly useful advice. You can feel safe asking questions when you join these groups and communities because these community members are looking to network, just like you.
Attend Networking Events
Unless you live in a very small town, you are more than likely going to find a slew of networking events tailored toward real estate investors in your area. By simply searching for real estate investments near you, you will find a myriad of events, classes, and seminars aimed at educating you. Attending these events guarantees you will find experts and investors just like you. As a bonus, these seminars often offer contacts and deals with other contractors. You may be able to network and build relationships with landscapers, electricians, plumbers, and other companies that can help you manage your property.
Speak With Real Estate Agents
Remember, you do not have to limit yourself to strictly speaking with other investors, as there are plenty of other knowledgeable minds whose brains they will gladly let you pick. Experienced real estate agents are going to have the clearest and most intimate view of your local market. They are the ones who can help you find a good deal, connect with other investors, and tell you what buyers are looking for. Plus, real estate agents are always looking to sell, and you may be able to form a profitable relationship with one another. The more you seek good deals, the more likely they are to find you.
